Vredendal River Lodge and function venue on the Oliphant's river

The River Lodge in Vredendal on the West Coast is 300 km from Cape Town. It has a three star rating, but guests rates it frequently as a four star. There are two entrances to the premises which is secured by gates that closes after dark. There is very clear signage from all the main roads into Vredendal that guides guests to the lodge. It is conveniently located within walking distance to town, but it also borders the Oliphant's river that gives the feeling of being in the countryside with a relaxed farm atmosphere.

There are 10 chalets all fully equipped for guests, fitted with wifi and DSTV, and private patios. There is a dinning room that can easily accommodate 40 guests for weddings and conferences. Full English breakfast gets served here on a daily basis, bed and breakfast is a further option. A full liquor license with a mini bar is in all the chalets. There is a separate 2 bedroom home for the manager on duty, it comprises of two large living areas that can easily be incorporated into another conference venue. The well maintained pool can be enjoyed by guests throughout the summer.

There is more space that can be developed into more chalets, a bigger function hall or even another private home. To date many weddings have been held in the magnificent gardens overlooking the Oliphant's river and valley. A third function venue is a Bushveld lapa ideal for evening events, weddings and the traditional South African braai.

The River Lodge caters for more corporate guests during the week, over weekends majority of guests are from all over South Africa. They have a live booking system and are used by all the major travelling companies inside and outside of South Africa.

Occupation rate is on average above 60 - 70%, the busiest period is from February to November. There is a newly acquired borehole to add to the water supply but the lodge also comes with a large farm dam that gets filled up on a weekly basis to irrigate the breathtaking gardens.

The in-house management team is well trained and they are supported by 5 permanent staff member. Financial information will be supplied to serious buyers. The opportunity is presented with full business rights and as a going concern hence it is a zero rated VAT transaction.
